If you are looking for buyers to like your design and expect to fetch a higher price for the land and from your own "designer's" bungalow ; Please consider my advice here before you step forward and proceed with your “own design”.
Nowadays there are a wide range of building materials, systems and new state of the art design for Interior Design, fixtures, etc. Does your house design make up from the following components?

Hello! Which architect firm are you engaging?
A squarely designed house,
A swimming pool?
Industrial Building System (IBS)/conventional design,
Using steel roof truss,
With provision for natural ventilation,
Glaze/semi glaze roof tiles,
Does the house has enough rooms/ bathroom/toilet to meet your requirement?
A gym/karaoke lounge?
A big enough down stair master bedroom for your future use,
Ha ha ! prepare a OKU ramp later!
Provide at least one sound proof room,
Built in vacuum conduit system,
car park for 4,
covered drain,
kitchen has a entrance from the garden side,
provide a “oily kitchen” (provide more than a wet kitchen),
a 6 foot height separation wall beside the fence at the garden facing the  neighbor’s side,
allow clothes liner,
a 3 phase electricity supply,
equipped with LED lighting?
Meters for utilities are placed at the side front gate,
Automatic gate (foldable type for heavy gate)
On site detention pond -A requirement
Hot/cool water features,
Stainless steel plumbing system,
state of the art water filter system,
Green building index(GBI) application,
bay window,
tinted glass panel,
stone wall cladding,
wood paneling for floor,
solar energy,
rain water harvesting system,
state of the art security system,
future extension for any LAN cable,
future pipe trench with extra conduit,
a store room (be in or outside the house),
a nice and easy shoes rack,
a Jacuzzi,
landscape feature-a great understanding of the trees’ root behavior is important,
a pond,
a gazebo,
a tea house/hut in the garden,
a rock garden,
a nice design fencing wall,
maybe even a small eco farm…

Well, these are so much I can think of! If all these features are included in your bungalow; I strongly believe it can sell well > BUT this is an ideal bungalow ,yet there might be people who are not easy about it…

If you were to borrow the monies from the bank to build your “dream bungalow” and hoping others would pay for the amount you quoted later! Worst still when you engaged a rotten contractor and you have no means of controlling him as you are not equipped with the know how about the financial, construction, supervision, building materials, time frame, local authority requirement, utilities providers etc,. Put your hand break! PLEASE stop it at once!

Look! During the construction stage, When you made too many changes / variation to the design and materials use (your other half might have some “better “ ideas sometimes) ; you will be running into a big big trouble with your financial standing and the contractor will put a claim on the extra cost and men hour into the additional work. At the end – extra monies and extra time shall be needed to finish the work. Your project will be delayed.

Ok say when you finally paid off your contractor and a huge amount of debt with the bank…yes of course with your financial standing you are still able to settle monthly.
As the months and moons are moving round…your sons & daughters might want to further their studies…Money and cash are needed badly. You may have a great plan to send them to over sea colleges. During this period of time you intended to dispose of the bungalow hoping to make more out of it to finance your plan.

 BUT unfortunately your bungalow is too pricy Or it may not suit to some peoples’ taste, your design are not trendy, your design are not friendly, or a bungalow with fewer green space. You paved up the whole precious green area, left too little space for the green.  You forgot to create a specific space for the clothes line. Your idea of hanging your undies at the gate to dry is NO NO for a bungalow. ….list  of  endless lousy layout & design for a potential buyer to accept your offer. (Sorry extreamx2)


You did hope for the best…you sent them to over sea colleges. But your financial burdens  starts to swell…your grasses in the unoccupied bungalow needs to be trimmed, some exterior paint starts to fade and drop, you start to realize the contractor never apply anti fungal paint…

Your property negotiator insists on 3 % service fees…but you only offer Rm 1888 as an Ang Pau and the most is 1% fees ( the first negotiator was almost hoarse before 1 % is convinced by you). You wouldn’t want to part with your precious key to them AND you never agree to ink down Exclusive Right to them…They stay away from you, your offer  fees on your sale of the property spread among their colleagues; and they nick named you as lousy & stingy man…your bungalow is too pricy and its condition is depilating…day by day. Ha!




Since you are capable and cash rich, I would strongly recommend that you purchase the land without a building. Do  your own design at your free will!
